What to prepare before applying for a secondary suite permit
A secondary suite application is not just a form. The work is usually in the supporting details: drawings, photos, trade scope, cost drivers, and the questions a homeowner needs answered before submitting.
Core readiness categories
- Property address, housing type, and whether the project is inside the house or in a backyard house.
- Site plan or Real Property Report markup showing the suite entrance and access path.
- Floor plan with room labels, doors, stairs, windows, bedrooms, kitchen, bathroom, and utility spaces.
- Exterior photos showing the front, sides, and back of the house for access context.
- Notes about sound separation, HVAC, plumbing, gas, electrical, and any window or door changes.
- Structural-change notes if walls, beams, foundations, or openings may be affected.
Why a readiness packet helps
Contractors and designers can give better answers when they see the same structured project brief. A readiness packet does not replace official review, stamped drawings, or contractor responsibility. It makes the first conversation clearer.
It can also reduce confusion between homeowner tasks, contractor tasks, and certified trade permits. Edmonton's guidance notes that homeowners may apply for some home improvement permits, while certified trade contractors may be required in specific contexts.
What a quote-prep packet should include
- One-page project summary with property type, stage, intended use, and scope signals.
- Photo checklist so the homeowner captures the right visible conditions.
- Permit and document checklist based on the public City pages.
- Provider categories: designer or drafter, secondary-suite contractor, certified trade contractors, structural engineer if needed.
- Draft emails the homeowner can verify and send to providers.
